Why this changed

Kunia Loa Ridge Farmlands has an unusual ownership structure: lots are owned by LLCs as primary owners, individual partition owners may hold varying percentage interests, and assessment amounts can differ between owners within the same lot.

Associa temporarily disabled online payments and direct debit after finding that partition owners could see one another’s banking information, and that one auto-payment pulled an entire lot’s fees. Automated systems cannot reliably calculate the right amount per owner, which risks overcharging or undercharging.

Associa intends to re-enable online and LLC-level automatic payments once the platform is customised to KLRF’s structure.

Statements

Statements now go only to the primary owner (the LLC). Partition owners no longer receive individual statements and should coordinate payment with their primary owner.

E-statements are available to a single LLC email. Associa has committed to issuing statements at least two weeks before the due date; the first May statement was late because the water-meter reading date shifted.

Transparency & audit

Associa will post monthly financials, approved board minutes, governing documents and policies to the Town Square platform. Proposals have been sought for a prior-year audit, with results shared with ownership.

May payments made to the old account are being reconciled, and unposted payments corrected on owner evidence. Association funds stay in KLRF’s own bank account under board-approved controls.

Frequently asked questions

7 answers
Why can’t we have autopay or online payments?
Because assessment amounts vary by partition owner, automated systems cannot consistently calculate correct amounts, creating a risk of overcharging or undercharging.
Can this be fixed in future?
Associa is evaluating solutions, but because of the association’s ownership structure this is complex.
Why am I no longer receiving a statement?
Statements are sent only to the primary owner (the LLC). Partition owners should coordinate with their primary owner.
I used to pay at Central Pacific Bank — why did that stop?
That option is no longer supported. All payments must be mailed to Kunia Loa Ridge Farmlands, c/o Associa Hawaii, PO Box 138001, Honolulu, HI 96801-0001.
Can I still split payments between owners?
Yes, but the coordination has to happen internally among the owners of that lot.
How do I avoid late fees?
Mail early, include your account number, and make sure the payment arrives before the 15th.
What happened during the 90-day suspension?
No late fees were charged during that period. They resume from 1 August 2026.

These changes were made to keep billing accurate, accountable and fair across all owners. Rentals, leases and insurance records remain a KLRF responsibility — two renters per acre, no subleasing — and ownership transfers must still be documented through the KLRF office.
